  Tunnelform Construction Reaching New Heights

Southeast Capital Partners (SECP), the highly respected Atlanta-based real estate investment company has again raised the bar in the construction of luxury homes. Known as the standard bearers of quality and style in the Southeastern United States, SECP has specified the Outinord Universal Inc., (a member of the Concrete Home Building Council) tunnelforming system in the construction of The Manhattan, Dunwoody's only high-rise amenity-filled condominium home development.

The Outinord tunnelforming system is a simple, quick and cost-effective construction process that results in a high-quality product, increased productivity and excellent owner satisfaction. This fast-track method of concrete construction is well suited for high-, mid- and low-rise developments, producing energy-efficient homes that are sound, fire and weather resistant.

To build the central Perimeter area's first high-rise resort-style condominium, SECP is working with Total Concrete Structures, LLC. Headquartered in Atlanta, Total Concrete Structures offers turnkey concrete frame services in Florida, Georgia and Texas. This will be Total Concrete Structures' fifth tunnelform shell project in two years.

During the tunnelform construction process, concrete is poured into a structural tunnel that will provide the framework for floors and walls. Walls and slabs are poured simultaneously, resulting in a high-strength monolithic concrete structure. To accelerate the curing process, the interior of the forms can be heated overnight, using built-in gas heaters. The following morning, the forms are stripped and repositioned for the next concrete pour, resulting in a daily construction cycle for the builder. Outinord's tunnelform method often reduces a typical project schedule by several months, translating into earlier rental and cash flow for the developer. The pace of construction on The Manhattan will approach seven floors a month.
