NAHB 2009 Annual Report Highlights Extraordinary Efforts in Challenging Times
Yeoman efforts by NAHB to secure landmark home-buyer tax credit legislation to stimulate new-home sales; provide tax relief to its members; help Congress and the Obama Administration focus on faulty appraisals and the AD&C credit crisis and more are chronicled in the newly published “2009 Annual Report to Members,” which is available free on the NAHB Web site.
“It is said that hard times bring out the best in people, and after the past year, I’m very proud to say that applies to NAHB as well,” writes 2009 NAHB Chairman Joe Robson in the report.
By any standard, NAHB’s achievements in 2009 were stunning successes, but they were even more impressive given the state of the economy and housing market, Robson says of the association’s intensive efforts to serve members’ needs during one of the worst years on record for the home building industry.
The annual report records how NAHB mobilized a broad grassroots-based effort and convinced Congress to enact a landmark $8,000 tax credit for first-time home buyers early in 2009 as part of broader economic stimulus legislation. Later in the year, NAHB again mobilized an intensive effort that convinced Congress to extend the tax credit for several months and to expand it to include a $6,500 tax credit for repeat home buyers.
The home buyer tax credit efforts have resulted in almost 200,000 additional home sales and 35,000 additional housing starts while creating 87,000 jobs — giving the industry some breathing room and enabling many members to keep their doors open.
In 2009, Congress also enacted two net operating loss (NOL) tax relief provisions for small businesses, which, for the building industry, helped save or create 30,000 jobs in the construction sector.
NAHB also focused attention on the ongoing credit crunch for AD&C financing last year, and worked to ensure that appraisals accurately reflect the market value of newly-constructed homes.
