Tax Credit Legislation That Affects Your BusinessDid you know that the National Association of Home Builders (NAHB) is actively lobbying two tax credit bills that could affect your business? These tax credits could help you make the sale to your clients. As the voice of the building industry, NAHB is your representative on Capitol Hill. The two pieces of legislation that you should be aware of are:
NAHB is currently working to develop support for creating a homeownership tax credit (HOTC) through support of the Homeownership Tax Credit (S. 198 / H.R. 839). The HOTC is modeled after the Low Income Housing Tax Credit. A tax credit up to 50% of the cost of building or rehabilitating home in a difficult to develop area that is sold to a low- to moderate- income homebuyer would be “paid” to a developer. The developer could then sell the credit to investors. The credit would be claimed on investors’ tax returns over five years and would not be subject to recapture once the home is sold to a qualified buyer. Remodelor™ of the Year Entries Due September 2The Remodelor™ of the Year award is a special category of the Council Awards For Demonstrating Remodeling Excellence (CADRE) program. The Remodelor™ of the Year award recognizes exemplary NAHB involvement at any level, superior business management, and an outstanding contribution to the remodeling industry. State and Local Remodelors Councils are invited to nominate individual remodelers (but the nominee must write his or her own entry essay). Click here for the CADRE/Remodelor of the Year application. All completed applications must be received by September 2. The winners will be announced at the Remodelors™ Council Gala during the 2003 Remodeler’s Show in Baltimore (October 23 – 25). Topics covered include setting service criteria, empowering employees, delivering the product as promised, organizing warranty service, resolving customer conflicts, and motivating satisfied customers to maximize repeat and referral sales. [return to top] New Award Category for RemodelersThe NAHB Seniors Housing Council has added a new category for remodelers to its 2004 Best of Seniors Housing Design Awards competition. The awards program, now in its 13th year, recognizes architectural and interior designs that have brought quality, innovation and spirit to the seniors housing industry. The awards program is open to project owners, builders, developers, remodelers, operators, architects, land planners, interior designers and marketing/advertising firms that serve the burgeoning 55+ market. Winning a Best of Seniors Housing Design Award gives companies the opportunity to promote their projects as "the best of the best" in the industry. Remodelers can compete in a new category for remodeled home, which looks at innovative design features that allow seniors to remain in their homes as they grow older. Other aging-in-place categories are available for new custom and production homes. "While many seniors choose to live in active adult and others seniors communities, the vast majority prefer to stay in their existing homes," said Quincy R. Johnson III, chairman of the 2004 Design Awards Committee and president of Boca Raton, Fla.-based architectural firm Quincy Johnson Architects. "The Seniors Housing Council has added a new category for remodelers to reward excellence in renovating homes that allow older Americans to comfortably age in place. One of the goals of the awards program is to give builders, developers, remodelers and other industry professionals more opportunities for recognition while promoting the value of quality design." A panel of noted professionals in the 55+ seniors housing field, including builders, architects, designers and gerontologists, will judge entries and present gold and silver awards to current and "on-the-boards" projects in various active adult housing, continuing care retirement community, congregate care community, assisted living, special needs housing, renovated seniors housing and multifamily categories. The total number of categories has more than doubled to 66, including three in aging-in-place design categories. Gold and silver awards will be given in each category. Award winners will be announced at an awards presentation and recognition luncheon in January 2004 during the NAHB International Builders' Show (IBS) in Las Vegas, a convention that drew a record 92,000 people in 2003. Award-winning projects will be exhibited prominently at the IBS, displayed on the NAHB Web site and featured in the NAHB Seniors Housing Council's quarterly industry magazine, Seniors' Housing News. [return to top] Nominate Your Community Service Project for Home Builders Care AwardThe National Housing Endowment and NAHB have joined once again to award the National Housing Endowment/Home Builders Care Project of the Year Award to recognize an outstanding home builders association or member community service project. Submit your project entry by October 15 to ensure it is considered for this prestigious national award. 2003 marks the final year for this award program that honors our industry’s commitment to the community and exemplifies the spirit of Home Builders Care. The winner will be recognized at the 2004 International Builders’ Show, awarded a plaque and given $5,000 to be donated to a charity of the winner’s choice. The National Housing Endowment Board of Trustees will select the 2003 winner at its December meeting. Projects will be evaluated based on whether they provided a needed service in the community; effectively promoted the goal of providing safe, decent, affordable housing; succeeded in motivating NAHB members or company staff to participate; had a positive impact on the beneficiaries; was creative; met project goals; and whether it is sustainable in subsequent years.
