NAHB's Spring Board of Directors meeting is April 27 - May 2 at the Marriott Wardman Park Hotel in Washington, DC. Get involved in Seniors Housing Council committee meetings. Check out other NAHB committees, meet NAHB Senior Officers, and participate in various Spring Board activities.

All Seniors Housing Council members are invited to attend committee meetings. However, reservations are required for the Leadership Dinner from 6 - 9 p.m. Thursday, April 29, at The Enclave at Ellicott Hills, one of Maryland's newest active adult communities. Host Greenebaum & Rose, the developer, will provide an opportunity to tour the models by its community builders, Chateau Builders and Bozzuto Homes. Cost is $70, which includes dinner and transportation. Pick-up will be at 5:30 p.m. at the Marriott Wardman Park Hotel's 24th Street lobby entrance. Making Housing A Priority in Congress — Attend NAHB's 2004 Legislative Conference

If you are arriving for Spring Board on Wednesday, April 28, make your voice heard in our Nation's Capital and sign up for the most important grassroots lobbying event of the year — NAHB’s 2004 Legislative Conference.  The conference kicks off the NAHB Spring Board of Directors meeting and is your opportunity, along with fellow NAHB members, to: 

  • Meet with your Senators and Representatives on Capitol Hill
  • Lobby on crucial housing legislation
  • Take a stand on issues affecting your bottom line

The daylong event will start with a morning briefing, followed by visits to congressional offices and ending with a reception and feedback session. Countdown To Chicago & Building for Boomers & Beyond

Pre-registration may be over, but it's not too late to make your plans to attend Building for Boomers & Beyond: Seniors Housing Symposium 2004 on April 14-16 at the Hyatt Regency Chicago. More than 650 industry professionals will be blowing into the Windy City this year, making this year's confernence the biggest yet. Join your colleagues and other leaders in the senior housing industry at the premier educational and networking event on the 50+ housing market.

The year's conference will feature 19 educational sessions in five tracks, including design and development, finance, marketing and sales, research and trends, and multifamily for seniors. Other highlights include an exhibit area with products tailored to older consumers and various networking activities.

Back by popular demand are plan reviews. Bring your home and unit plans, land plans, interior designs, and clubhouse designs with you and have them reviewed by nationally recognized architects, land planners, and interior merchandisers. Experts will provide valuable feedback and suggestions that you can take back to your own communities. Plan reviews will be available at the following times:  Thursday, April 15, 10:30 - 11 a.m., 12:30 - 1:30 p.m., and 3 - 3:30 p.m.; and Friday, April 16, 11:30 a.m. - 1 p.m. All plan reviews are free to Symposium attendees.

Other new additions to Building for Boomers & Beyond include:

  • Downtown Chicago tour — Attendees who RSVP'd for the sold-out active adult community bus tour can opt to attend this achitectural tour of downtown Chicago communities on Wednesday, April 14. Among the stops are University Village, a mix of historic lofts and condominiums in the traditional Chicago style; Skybridge, a 39-story high-rise inspired by famed Swiss architect Le Corbusier; and Gatewater Center, an affordable seniors community by the Hispanic Housing Development Corp.   • Night on Chicago! — Music lovers shouldn't miss this event the evening of Thursday, April 15. After a day of educational sessions, unwind with a little jazz and other music. Information will be available at the Building for Boomers & Beyond registration desk.

NAHB Resolution Protects Right To Age-Restrict FHA-Insured Rental Properties

NAHB is working on a resolution that supports the right of multifamily builders and developers to age-restrict rental properties insured by the Federal Housing Administration (FHA). The resolution, which will go before NAHB's Board of Directors during the Spring Board of Directors Meeting, seeks to protect the rights of FHA-insured property owners to pursue age-restricted rental properties as defined in the Fair Housing Act of 1988 and the Housing for Older Persons Act of 1995 (HOPA).

HUD's policy, which is neither statutory or regulatory, denies FHA insurance under the Sections 221(d)(4), 221(d)(3), 207, and 223(f) programs if the properties prohibit children or others under the age of 62, even if the properties are designated as elderly-only and meet all Fair Housing Act and HOPA requirements. HUD's policy is based on its contention that grandparents may need to care for minor grandchildren in emergency situations; however, the Fair Housing Act and HOPA allow for emergency shelter for children for up to 90 days. HUD requires that, as a condition of mortgage insurance, children may reside permanently on the property.

NAHB feels that HUD's policy impedes the production of affordable housing for the elderly and circumvents Congress' intent to ensure that elderly persons have the right to live in age-restricted housing. The resolution would urge HUD to provide FHA mortgage insurance for age-restricted housing solely for elderly persons. If HUD fails to change its position, NAHB would ask Congress to intervene and require HUD to comply.

Experts Needed For Active Adult Sales Course, 2005 Symposium Speakers

The Seniors Housing Council, in collaboration with NAHB's University of Housing, plans to develop a two-part educational course on Sales and Sales Training for Active Adult Housing. NAHB is looking for subject matter experts (SMEs) to contribute content to one or both parts of the course and work with the instructional designer to develop the course. In all, five SMEs are needed for each half of the course. The project will take 18 to 24 months to complete, with six to 12 months required for each part. In addition to SMEs, NAHB is looking for content reviewers to evaluate the course materials as they are developed. SMEs and content reviewers will be credited as contributors in all course materials. Be Listed In The 2004 SHC Membership Directory

Networking is the key to success in any business — especially seniors housing. Don't miss a great opportunity to network with your peers in the industry! Make sure you are included the 2004 Seniors Housing Council Membership Directory, which will be available only to members this spring on www.nahb.org/seniors. Members can go online to look up their peers and conduct business.

The directory lists every member alphabetically and by state. However, the key element is the specialty listing in which members can identify their product focus as active adult, independent living, or service-enriched. They also can be listed in various other categories (i.e., single-family or multifamily builder/developer, architect, remodeler, etc.).

Florida Retirement Village Paces Top-Selling Master-Planned Communities

The Villages — an active adult community spanning Florida's Lake, Sumter, and Marion Counties — recorded the most sales of all master-planned communities in the nation last year, according to Maryland-based Robert Charles Lesser & Co. With a 69% boost in sales to 3,823 in 2003, The Villages nudged Las Vegas' Summerlin development out of first place for the first time in six years. The Florida retirement community currently has 20,000 homes and 35,000 residents, but it will encompass 55,000 homes and 100,000 residents on more than 20,000 acres when it is completed in 2013. In an article that appeared in the Ocala (FL) Star-Banner, James Raby, marketing director at Robert Charles Lesser & Co., notes that almost half of the 20 fastest-selling communities cater to retirees; and all but one of those 20 are located either in Florida, Arizona, Nevada, California, or Texas. CCRC Accreditation Workshops Offered

The Continuing Care Accreditation Commission is revising accreditation standards for continuing care retirement communities and similar organizations and making major enhancements to its accreditation process. Several regional workshops will be offered for CCRCs that are accredited or considering pursuing accreditation. Regional workshops will take place May 17 at White Horse Village, Newtown Square, PA, and Aug. 9 at Friendship Village of Schaumburg, Schaumburg, IL. Registration will be limited to 30 participants.
